Step 1
Choose
To choose a holiday property simply visit our homepage and select the number of days & dates you require. A list of properties that are available will then be shown. Each property page includes a detailed accurate description of the property with current availability (Red = Booked, Grey = Available, Orange = provisionally booked) All tariffs are fully inclusive of heating and water, unless otherwise stated.
Some properties may have other features that are additional extras, these are optional to the hirer. To make a booking for any of our properties please send your enquiry by either the 'Enquiry' or 'Ask a question'' tabs on the property page. Our system is set up to ensure that your information is 100% secure. You will receive an email to confirm your booking form has been received.
NOTE: The information on the availability calendar is provided in conjunction with the owner of each property and on rare occasions we may not be notified when the accommodation has become unavailable. We therefore check for a final time that your chosen dates are available before sending a booking confirmation.
The tariff that we charge for the rental of the property doesn't include our booking fee of £20 (per booking)
Step 2
Secure
Once we have emailed to confirm the property is available we will require a booking form & deposit of one third of the total accommodation rental price in £ sterling. A booking form can be printed from our confirmation email or printed from the General Information section of our website. *This has to be paid within 7 days from agreeing to rent the property, we reserve the right to cancel the booking should the payment not be received in time.
Full payment is required for bookings made within 6 weeks of the holiday commencing (Ie: Last minute)
After deposit / full payments we will send you a confirmation of booking and payment. Payment can be by cheque, bank transfer, Credit* or Debit card. Details are included on our email confirmation.
NOTE: Your booking will not be guaranteed until we have confirmed your booking by email and received your deposit..
Step 3
Balance
Your balance is payable 6 weeks prior to your holiday start date.
NOTE: Failure to pay on time could result in your booking being cancelled - Please keep us updated.
(If your booking is a last minute or 6 weeks prior to arrival you will have already paid your balance in full at the time of booking)
Step 4
Confirmation
All relevant property details and full balance confirmation will be emailed directly to you -ie: Key collection details, Check in and out times.
Step 5
Enjoy
Arrive, unpack and relax in your chosen holiday property. Have a wonderful time and leave us some feedback before you return home.

Who are we /why choose us? Swanage Holiday Properties is a family run business established in 2001. Between us we have many years experience of letting all types of holiday accommodation from caravans through to large houses and, until recently, have successfully owned and run Avalon Holiday Flats for over 25 years.

What time can I arrive at the property? In most cases all of our holiday properties are accessable after 3pm on the day your holiday commences and ends 10am on the day of departure.
Can I bring my pet (s)? Some of our properties do accept well behaved dogs which are clearly indicated on the properties page,
Can I book a short break? Most of our properties are available for short breaks of a minimum of 3 nights out of peak season and can start on any desired day of the week and are flexible. Out of season short breaks can be booked in advance. During peak season short breaks are not available unless at very short notice or subject to the owners approval. Contact us for more details on short breaks, or why not see what special offers we have last minute.
Do I need to bring my own bed linen / towels? Bed linen is not provided in the properties unless stated in the property description. All properties have duvets and pillows, some also provide blankets (if stated in the property description). If you prefer not to bring your own linen it can be hired from ourselves, please call us and we can arrange this for you at a cost of £10 per bed to be collected with your keys. Towels are not provided unless stated in the property description. Please bring your own beach, bath & tea towels.
Do I need to bring a cot or high chair? Some properties are equipped with cots/highchairs, please check the property description. If they are not supplied or you require additional ones they can be hired from ourselves and be delivered to the property for your arrival. Please call us to arrange this. Costs per rental are: £20 for traditional cot, £10 for travel cot and £10 for highchair.
Where do I get the keys to the property? The keys to your property should be collected from our offices where directions to the property and details of any parking, door entry codes etc. will be available.
What if there are any problems during my stay?
All properties have their own property manager (on behalf of the owner) who is on call during your stay to resolve any issues that you may have. In some cases this will be ourselves and in others the owner can be contacted directly.
